Bokarina Beach homes are recent, which means good insulation and modern boards — that's the easy part. The harder part is what salt does to an outdoor unit's coil, casing and fixings just a few hundred metres from the water.
Placement does most of the work: out of the direct salt-laden breeze where possible, up off the ground, with room to hose the coil down. Some manufacturers also offer coastal-rated units with extra coil protection, which are worth considering this close to the beach.

How long does an air conditioner last near the beach?
Less than the same unit inland, unless it's looked after. Salt corrodes the outdoor coil and casing, so sheltered placement, a regular freshwater rinse of the coil and, where it's offered, a coastal-rated unit all make a real difference.
Should I hose down my outdoor unit?
A gentle rinse of the outdoor coil with fresh water every few months helps a lot in a beachside suburb like Bokarina. Switch the system off at the isolator first, and don't use a pressure washer — the coil fins bend very easily.
